How do you handle repairs?
For tenant-occupied homes, tenants will submit a maintenance request using their online tenant portal. Our portal allows tenants to enter a maintenance-order request by describing the issue along with the submission of photos. Property owners will receive the same notices as we do when submitted. This ensures full transparency during our caretaking of your property. Tenants also can track the progress of their submitted requests. We also maintain a 24/7 1-800 number for emergencies.
When a request is made, we will assess it and determine the best course of action in handling the situation. Many times, we can troubleshoot the problem quickly. If the issue needs further repair, we will assign the maintenance order to one of our preferred contractors. We use third-party vendors and independent contractors for all work. The management agreement we have set will allow us to approve any repair under the dollar amount we specify together. If the repair will be greater, we contact the client in such cases. Exceptions to this rule will be made if the issue is an emergency to protect the property and its tenants.
